Located adjacent to the River Thames the site enjoys views to the south, and the Grade II Listed Staines Bridge, which forms a gateway into the Staines Conservation Area and Staines-upon-Thames town centre.
The layout is designed around a public thoroughfare, connecting river path to Town Centre through a series of landscaped spaces and material experiences. The taller, independent 12-storey tower on the south-east corner of the site serves as an urban marker to reinforce the gateway when entering into Staines Town Centre.
