Description

A residential parcel containing 300 new homes and a commercial unit within the Northstowe new town masterplan.

The Fenways’ Phase 2B, forms part of the second phase of development at Northstowe, a sustainable new town, 8km north of Cambridge City Centre. The Fenways parcel focusses on meeting local housing need through providing 300 homes, via a mixture of house types and tenures, centred around the ‘Healthy Living Mantra’.

The landscape-led design provides for safe, memorable, sensory and social experiences, connecting positively to existing communities and the future town. Whilst predominantly a residential parcel, there is also a community cafe. The Fenways is zoned into distinct areas of character, with their own uniqueness, following a strict road and architectural hierarchy, considering rhythm and repetition, materiality and set backs from the highway. This serves a number of purposes: it provides legibility, identity and aids natural wayfinding, but also provides a variety of living environments for a multitude of different lifestyles. The design prioritises connectivity, with community-friendly streets and raised tables to slow traffic, incorporating Local Area Play and doorstep play, threading green links and outdoor garden space between streets, promoting walking and cycling.

Within all of the ten open spaces provided as part of the project, an edible landscape and play space is incorporated, encouraging children to spend time outside promoting healthier lifestyles from a young age.

The West Works & UNCLE Southall

Description

High-rise residential development

As part of the regeneration of the Malgavita Works site in Southall, London, these first two projects are set out to deliver 489 dwellings and mixed uses including retail, gymnasium and B1 office accommodation across two phases.

The West Works is planned around four cores and BoonBrown was tasked to rework layouts to improve efficiency and increase apartment numbers resulting in several S73 submissions to manage the design changes.

The UNCLE Southall tower replaced the the former ESSO petrol station on the second phase of development and is based on a dual core separating the tenure mix.

Wandsworth Exchange

Description

Town centre regeneration

Wandsworth Exchange is a tall building, high density redevelopment of this strategic town centre site, delivering 201 apartments, a 15,000ft² library, 18,000ft² commercial space, basement carpark and landscaping of the adjacent Old Burial Ground.

Our appointment scope extends from RIBA stage 3 to project completion to BIM level 2 collaboration as lead consultant. The buildings vary from 6 to 26 storeys and are rc framed SFS structures with brick slip cladding system.

Apartment layouts are engineered to maximise efficiency against code compliance and utilise open plan living where practical.

Haynes Motor Museum

The Haynes International Motor Museum contains one of the world’s most extensive heritage car collections in an eclectic mix of industrial buildings.

The purpose of the development was to extend the facility to provide a new, exciting and relevant external presence to this important national visitor centre.

New entrance foyer, shop, restaurant, offices and conference suites are provided behind the sweeping colourful facade whilst new exhibition halls are contained in a black clad box acting as a ‘book end’ to the elevation.

The design has completely transformed the facade and created an exciting building which attracts visitors whilst creating a memorable experience for those enjoying the museum.

Lily's Walk

Description

Regeneration of the former Wycombe Gas Works

The £49.1 million development comprised of 239 residential dwellings, 1,467m² (15,800 sq ft) of flexible commercial and community space.

BoonBrown was appointed as the lead consultant architect and landscape architect and principal designer from technical design through to project completion, RIBA stages 4-6.

Part of our role as project landscape architect was to re-design the large podium-level communal areas and public realm, including a Civic Square and Bridleway as part of the S106 & S278 works.

LINAC Treatment Bunker

Description

Hospital refurbishment

Refurbishment of an existing Linear Accelerator treatment bunker and control room to facilitate the installation of a new Varian Ethos, one of the first in the country.

The works involved a full strip out of the treatment room and removal of the existing equipment sub-frame and ceiling supports and installation of a services pit to suit the new equipment requirements.  The treatment room was fitted out with new storage areas for department and physics equipment, along with clinical storage areas and patient changing space.  While the control room was refitted to maximise occupancy, provide staff storage lockers, whiteboard wall and adjustable worktops to provide a more ergonomic working environment.

Private House

Description

New contemporary dwelling and change of use of care home to create new dwelling

Originally working with developer Lennox Estates, BoonBrown prepared a planning application for the partial demolition of the existing care home, to be replaced with a new build voysey-inspired home. The remaining part of the care home which was of architectural merit, and was converted into a new dwelling, with extensions to the rear and conversion of the loft space.

Following planning permission, the buyers of the new-build plot appointed BoonBrown to develop drawings for construction including elements of interior work. The house was completed in 2023 true to the original vision and includes four double bedrooms, three living spaces, home office and basement cinema room.


MRI (Haste)

Description

Hospital extension and reconfiguration

Extension and reconfiguration of the Haste wing to house two MRI scanners, and co-locate the Cardiology and Radiology teams. Additional works included reconfiguration of adjacent space within the main hospital building to provide more efficient accommodation.

An overview of each phase is set out below :

Phase one: Strip out and remodel area within the main hospital building, to provide a decant space for the services based in the existing Haste Wing.

Phase two: Strip out, extend and remodel the Haste wing, including coordinating the installation of the two MRI scanners with the specialist suppliers.

Phase three: Remodel the decant areas in the main hospital for future uses, while providing a new reception area for the Haste wing.
